<P><B>英国主要个人房屋贷款提供机构哈利法克斯银行(Halifax)进行的调查显示,92%英国城镇的平均房价都远远超过初次购买者的能力。</B>
<P>调查显示,在英国597个城镇中,有548个城镇的平均房屋价格远远超过平均工资水平的购买能力。
<P>哈利法克斯银行指出,这个现象在英格兰南部尤其严重,其中在白金汉郡杰拉德十字镇,当地的平均房屋价格达到平均工资的18倍。
<P>而英格兰西北部地区和苏格兰部分地区的房屋价格则仍然偏低,苏格兰的洛赫格里镇的平均房屋价格只有平均工资的三倍。
<P>根据哈利法克斯银行的标准,平均房屋价格超过平均工资水平的4.37倍以上都超过初次购买房屋者的能力。
<P>根据这个标准,哈利法克斯银行发现,在英格兰南部地区95%的城镇房价过于昂贵,而在苏格兰和北爱尔兰,这个比率则分别只有19%和25%。
<P>哈利法克斯银行指出,初次购买房屋者在所有房屋交易中的比率已经降到了1981年以来的最低点。

我个人意见, 在苏格兰的房价只会涨不会跌, 至少要持续5年以上.
从家庭观念来说, 有各房子就有个家.
从个人来说, 有了房子就有了不动产.
从生意人角度来说, 买房就是一投资.

呵呵, 希望如此, 但上涨也是有个限度的, 再高大家都买不起了

问题是如果大家都买得起的话就问题大了。
现在的英国, 建筑施工行业的人工非常短缺, 房子在一定的时间内肯定是供不应求。 如果按照正常的市场规律, 房价上涨肯定是大势所趋, 即使政府加以干涉, 但可以肯定干涉力度肯定不如前段时间中国政府干预房地产市场的力度大, 上涨还将持续。
另外由于人口稀少, 人才短缺, 苏格兰正在大力鼓励外来人口, 包括英国本土, 欧盟内移民, 以及海外移民, 外来人口对房子的需求仍很难满足。 Buy to Let的市场也将继续上扬, 新房, 二手房的买卖更要火热。

如果只是简单预测在短期将下跌, 很难令人信服啊。

The vast majority of the parental cash is being used to fund a deposit on a home. But nearly of quarter of graduates receiving a loan from their parents use it to pay stamp duty on a property. "It is clear that it is becoming more and more difficult for graduates to get on the property ladder without any assistance," said Richard Clark, Scottish Widows spokesman. "Even graduates who have been working for several years are forced to borrow money (from parents)... some of these loans are leaving the bank of mum and dad empty," he added. Many graduates are also relying on parents for a roof over their heads after they leave university. Scottish Widows found that nearly one in five graduates move back in with parents after university. YouGov interviewed more than 3,500 people under age 50 for the survey. [/size]

Scottish Widows 保险公司最新调查显示,向父母借贷首次购买房子的大学毕业生的数目比较十年前增加两倍。
1996年有9%的毕业生向父母借钱购房子,到2006年上升至18%。十年来父母向子女借出共20亿英镑。
大部分向父母借贷的年轻人均用那笔钱缴付房子首期,其他人用那笔钱支付政府印花税(stamp duty)。
除了愈来愈多年轻人问父母借钱买房子,调查还显示愈来愈多父母要求子女归还贷款,但很多人没有设还款限期。
调查说,十分之四的大学毕业生表示他们没有其他选择,父母是唯一可以提供财政协助的人。
Scottish Widows 公司发言人理查德·克拉克(Richard Clark)说,即使已经工作了数年的大学毕业生也要向父母借贷,很多时候都用光了父母的储蓄。

The average house price for the whole of the UK passed £200,000 for the first time in February this year. A north-south divide has re-emerged, with London prices rising 14.9% over the past year while average prices in the north of England have risen 5.6%. [b]Price boom[/b] But the part of the UK recording the highest rise in average prices, over the past few years, has been Northern Ireland. The average house price in Northern Ireland has risen by 76% since the start of 2005. During the past year the growth of prices in the region has been even more startling. LONDON (Reuters) - House price inflation in England and Wales picked up in April to hit a fresh four-year high, a survey showed on Monday, in another indication the housing market remains robust despite higher borrowing costs.


Housing researchers Hometrack said average prices rose 6.8 percent on the year in April compared with a year ago, up from a 6.7 percent gain in March and the highest since June 2003.

Prices rose 0.7 percent on the month, down from March's 0.8 percent gain, although the figures are not adjusted to account for seasonal factors.

Hometrack said the increase was still being driven by strong demand in London and south east England.

But it cautioned that another rise in interest rates would exacerbate affordability issues and could cool the market.

The Bank of England is widely expected to raise interest rates a quarter point to 5.50 percent in May and possibly again after that.

Scotland’s politicians are ignoring the nation’s housing crisis despite the issue being that raised most often by their constituents, says the director Shelter Scotland.
Archie Stoddart will today say at Holyrood’s third annual Housing Conference in Glasgow that despite hundreds of thousands of Scots being unable to get a mortgage, or languishing on waiting lists, politicians do not put affordable housing at the top of their priorities when funding decisions are being made.
Shelter Scotland - along with other housing organisations - are calling for funding for 30,000 affordable rented homes over the next three years through this year's comprehensive spending review.
“Politicians tell me that housing is the single biggest issue they face at a constituency level. Yet when we reach the higher stratosphere of politics where does it rank? Not nearly high enough. There's a disconnection somewhere between housing as a bread and butter issue and the political priorities that this country sets,” says Stoddart.
